EIP’s objective is to generate competitive, risk-adjusted returns to private and institutional investors while accomplishing significant environmental restoration and conservation.  EIP achieves these results by acquiring, restoring, and protecting large rural properties that generate significant, current cash flow through the sale of wetland, stream, and endangered speices mitigation bank credits.

EIP accomplishes these results by:

  • Acquiring land that has the highest conservation significance and the ability to generate significant amounts of high quality mitigation through the restoration of wetlands or streams and/or endangered species habitat.
  • Entitling our properties as mitigation banks in the most efficient and cost effective manner.  EIP’s site selection expertise and deep knowledge of the bank entitlement process insures the earliest possible initiation of mitigation credit sales.
  • Restoring and protecting the land at the highest standards. Because credits are released to the mitigation banker only as ecological restoration success is achieved, accomplishing restoration results efficiently and economically are key drivers for investment and ecological success. Permanent protection of EIP’s properties is achieved through conservation easements.
  • Maximizing credit sales revenues by optimizing the mitigation credit marketing and sale process. After credits are released to the bank, they are sold to private and public sector entities that have unavoidable impacts from construction and development projects. EIP optimizes this process (to the benefit of both the investment and our customers) by having the in-house expertise to efficiently manage the marketing and sales process.
