Other Components of Value

Other components of value are ancillary to the PES markets, but can be accretive to EIP’s overall investment return and can benefit the property ecologically. These include: conservation finance (e.g. selling conservation easements); undertaking sustainable timber and agriculture practices; granting leases for recreation (e.g. hunting and fishing); and entitling limited conservation development.

Conservation Finance

This strategy entails working with our partner conservation organizations and agencies to sell conservation easements and fee simple title on the portions of EIP’s properties that are most appropriate for permanent protection.  (A conservation easement is a legally binding restriction on the use of land that generally limits its development potential)

Sustainable Timber Management

In some cases, EIP may generate revenues via timber harvesting while maintaining the long-term productive capacity and ecological integrity of the forest. Sustainable forest management practices encourage the natural regeneration of the forest, while at the same time maintaining soil productivity, water quality, species diversity, wildlife habitats, and protecting sites with significant biological, historical, or archaeological value. EIP employs forest improvement techniques that increase the viability of the forestry-related revenues and maintain the integrity of the forest ecosystem. All EIP timber management practices are conducted in accordance with sustainable forestry standards.

Sustainable Agriculture

In some cases, EIP enters into sustainable yield leases with reputable tenants engaged in crop or livestock production.

Recreational Use of Land

For properties with recreational amenities, EIP may enter into recreational leases to assist with proper management of wildlife and outdoor resources.

Limited Conservation Development

This form of residential and/or commercial land development  integrates construction with protection and restoration of important natural resources. The development is carefully planned and designed and results in objectively measurable conservation benefits.
